Welcome to Lower Balwest Farm
Stay in a luxurious self-catering cottage or a comfortable studio on a smallholding in West Cornwall. We are a mile inland, midway between St Michael's Mount and Porthleven, on the SW slopes of Tregonning Hill. It is just five minutes by car to the south coast beaches at Praa Sands, Rinsey Cove and Prussia Cove.
From the farm there are wonderful views across the fields to the Penwith hills and the sea at Mount’s Bay. There is a footpath from the farm to the top of Tregonning Hill with fantastic views both to the south coast (Mount’s Bay) and the north coast at St Ives Bay.
We welcome children and dogs. The Cottage and Studio are both very private so you won’t meet other visitors unless you want to. There are fields to play in and even in the busiest summer months the farm is a peaceful retreat at the end of the day.
Lower Balwest Farm is located almost halfway between Lands End and Lizard Point, which makes it a perfect base to explore West Cornwall. St Michael’s Mount, St. Ives, Zennor, Penzance, Newlyn, Mousehole, Lizard Point (Kynance Cove), Helford and Falmouth are just a few of the places within half an hour’s drive. West Cornwall is a magical place and even in high summer it is possible to find unfrequented coves, cliffs and woodland if you are prepared to explore. There is so much to discover around the Lizard, the Penwith Peninsula and St. Ives Bay that you will never get bored.

Mazey’s cottage 4 + 1
The cottage has been designed and built to be as eco-friendly as practical. Despite its 18th century origins, the cottage achieves comfort and environmental standards which are better than many modern houses. Electricity is supplemented by a wind turbine which is 80m away in the adjacent field. Hot water is principally supplied by solar power and the cottage is equipped with A rated appliances.
Inside, the cottage provides lots of living space. There is a large kitchen/diner easily seating six while allowing plenty of room to move around and cook. The kitchen has an arched, beamed ceiling and French doors to the front garden courtyard. The sitting room is spacious and light. It has a high, arched, beamed ceiling and five windows as this was originally the old two storey-cottage. There is a wood burning stove to keep you cosy if the weather is cold and wet or in the evenings after a day out in the fresh air. The gallery over part of the sitting room can be used as a quiet sitting space, a play area or an extra bedroom using the 4ft futon as a bed. There is a family bathroom with bath and shower over and also a fully tiled shower room and separate WC with washbasin. All the floors downstairs are tiled. The 3ft stone walls are plastered following the stone contours, painted white, and are warm and dry. The cottage faces south so it is warmed by lots of sunlight on sunny days.
Outside, Mazey’s Cottage has its own spacious, private courtyard gardens to the front and rear. Both are fully enclosed with walls and gates so can be secured for dogs. In the front you will catch the morning and daytime sun while the rear courtyard is a suntrap in the afternoon and evening.
